Property Purchase: what it is
Property purchase muhurat is the time to sign the sale deed, register the property or pay the token for land, a house or a flat. It is not a samskara, so the rules are lighter than for griha pravesh: the moment of the agreement matters, not the season.
What the classical rules look at
The almanac practice uses the fixed (dhruva) and soft (mridu) nakshatras — Rohini, Mrigashira, the three Uttaras, Chitra, Anuradha and Revati — so that the asset stays with the family, on the weekdays of benefic planets and on the classical good tithis. Rahu kaal, Yamaganda, Bhadra and Vyatipata/Vaidhriti are avoided; only an adhik maas stops purchases altogether.
How practice varies
An older rule for buying land (bhoomi kraya) uses a different set — Mrigashira, Punarvasu, Ashlesha, Magha, Vishakha, Anuradha, Mula and the three Purvas — and some almanacs still follow it. Tuesday, Mars's day, is favoured for land by some families. We follow the fixed-and-soft list that most current almanacs use; where your family keeps the older rule, a priest can check the day.
These dates come from our own engine applying open rules — no AI. We do not check lagna shuddhi, personal tara/chandra bala, panchaka or regional customs, and the rules are the strict core many traditions share, so some almanacs will list dates that are missing here. Frequently asked questions
Does registration day or payment day count?
The muhurat is for the act that transfers the property to you — usually the registration or signing of the sale deed. Many families also pay the token on a good day.
Can we buy property during Pitru Paksha or Chaturmas?
Our rules do not stop property purchase in either; only an adhik maas does. Some families avoid Pitru Paksha by custom — that is a family choice, not a rule we apply.
